This fantastic block management company is looking to appoint a NEW Property Manager to oversee a portfolio of local residential developments..

This is a very varied position where no two days will be the same and have opportunity for continuous personal development as you progress with them to further your skillset.
As part of the training scheme, this company can help fund the remaining exams for your TPI qualification which will lead to quite a significant pay-rise after completion! The ideal candidate for this position would have started their TPIs (previously IRPMs) or if you are already ATPI or MTPI, this can be reflected in salary. (but candidates qualified by experience with strong experience in leasehold property management can also be considered.)
Salary ranges between £35,000-£38,000 on top of an extra £3,600 car allowance + bonus + benefits.
The company operates on a hybrid working environment so you'll only need to go into the office a few days per week after successful!
Duties
- Manage a portfolio of residential developments and estates
- Conduct regular site inspections and prepare detailed property reports
- Ensure developments remain compliant with relevant Health & Safety legislation and risk assessment requirements
- Coordinate routine and reactive maintenance works across managed properties
- Obtain quotations, instruct contractors and oversee completed works
- Manage planned preventative maintenance programmes
- Prepare and monitor annual service charge budgets
- Liaise with clients and residents regarding service charge expenditure and property matters
- Support the preparation of year-end accounts and audit information
- Manage insurance requirements and assist with insurance claims
- Arrange and attend AGMs, EGMs, directors' meetings and resident meetings when required
- Prepare and circulate meeting documentation and follow-up actions
- Handle leaseholder and client correspondence in a professional and timely manner
- Manage Section 20 consultations for major works projects where required
- Address breaches of lease terms and liaise with relevant parties regarding resolutions
- Assist with contractor procurement, onboarding and performance management
- Support major works projects alongside surveyors and specialist contractors
- Respond effectively to complaints and assist with complaint resolution procedures
- Build and maintain strong relationships with clients, residents and contractors
